New Business Council at CSU Stanislaus

February 11th, 2009 by AllStudentRentals.com

California State University, Stanislaus, is well known for standout programs in arts, education, and natural sciences alike, but recently the college has put an emphasis on the business knowledge and skilled workforce that could be of great interest to the City of Turlock in these harsh economic times.

At the direction of President Hamid Shirvani, CSUS has established the Turlock Business Council to offer its help in promoting economic development and a healthy business climate in the city.

The Turlock City Council granted the newly formed group their blessing Tuesday night, recognizing and endorsing the Business Council and the resources they bring to the table.

“Part of our objective will be to suggest strategies for recruiting new businesses and creating an environment that allows businesses to thrive in order to advance the City of Turlock’s economic health,” said Shirvani, who will serve as chair of the Business Council. “Businesses are at the core of a vibrant city and healthy community because they provide jobs and tax revenue.”

The Business Council, currently composed of eight local business leaders, will advise the City Council on matters related to economic forecasting, economic development, business growth, and workforce development as part of its charge. Additionally, the business council will look to create a healthy business climate to attract new businesses and allow existing businesses to expand and thrive through interaction between businesses, government, education, media, health, and community-based efforts.

“What we’re trying to do is to bring the university side closer to the community,” said Matt Swanson, a Business Council member who serves as president of both the CSUS Foundation Board and Associated Feed & Supply Co. “… It’s another great way for people to be able to take advantage of potential new opportunities through community involvement with the university.”

With the Chamber of Commerce and the Stanislaus Economic Development and Workforce Alliance already in town, the Business Council may seem somewhat redundant, but the new organization looks to work in concert with existing groups while leveraging the university’s unique set of resources. In addition to the research and existing business relationships that CSUS offers, the potential employment pool of students could be enough to woo some businesses to set up shop in Turlock.

Despite the benefits offered by the new Business Council, even members of the group are a bit worried that its future may be in doubt. Shirvani may be forced to retire as chair of the Building Council, as he is one of five finalists to become President of the University of Idaho in the coming year, but members of the Business Council hope he’ll stay in Turlock to guide the Business Council forward.

“The Turlock Business Council is one of (Shirvani’s) innovative ideas, and it would not be the same without his leadership in its inaugural year,” Swanson said. “Those of us on the Business Council will not allow Idaho to steal him from us.”

Crime in Turlock fell 9 percent in 2008

February 11th, 2009 by AllStudentRentals.com

Turlock

Despite a free-falling economy, crime in Turlock fell 9 percent in 2008. But the most violent crimes rose dramatically, police said Tuesday.

Turlock had six homicides last year, compared with none in 2007. Police attributed only one of the slayings to gangs. Police made arrests in three of the five homicides, one a double slaying.

“It’s one of those crimes that’s really hard for us to make an impact on with intervention or prevention,” Capt. Rob Jackson said. “They can be crimes of passion or drug- related.”

Rapes also went up from 14 in 2007 to 17 last year. But violent crime overall, which includes robbery and assaults, dropped 8 percent. Turlock’s population is 70,158.

Elaine Peterson, an associate professor of economics at California State University, Stanislaus, said Turlock’s decrease in crime contradicts the widely held belief that crime rates go up during bad economic times.

“In terms of the normal street-type crimes that people think of … most of them tend to go up during recessions,” Peterson said.

Jackson said he believes the drop in copper prices deterred potential thieves. Burglaries fell 21 percent, from 827 to 652, the largest decrease in Turlock’s crimes.

Turlock police attributed the dip in crime to their aggressive strategic plan, in its second year, which added staff and put narcotics and street crimes units on the street.

“We are all well aware of the direct impact unlawful narcotic use, distribution and manufacturing has on the amount of thefts in our community,” Police Chief Gary Hampton said. “The addition of these new units have given us better tools to address these crimes.”

Tips for Going Green with your Apartment

January 29th, 2009 by AllStudentRentals.com

Saving the world means that we must all go green. Recycling has become the byword and companies are continually developing new solutions for biodegradable products. For example a British company, Greenbottle, is producing milk cartons made from recycled and natural materials that will degrade over time leaving no lasting ecological effects.

I have just become aware of the recycling services offered by my apartment complex, at no cost to me, and it occurred to me that many tenants are also unaware that new regulations are being passed by many cities stipulating that Condominium and Apartment Associations with above a minimum number of apartments must provide recycling services to their tenants and householders.

Any free recycling service is going to have me as their best customer. I will become as green as any tree-hugging frog and I recommend that you do too. Have a look at the Sanitation Department website for the city you live in and see what recycling services they offer.

Most people, myself included, always have numerous items in their homes – that we know should be reused or disposed of efficiently, but haven’t been sure of the correct how-to-do-it-without harming the planet methods.

Cell phones can contain many heavy metals that are lethal to the environment and so they shouldn’t merely be tossed into the trash can. Many charities and cell phone providers accept donations of cell phones and will find them a good home, or will dispose of them safely.

Arghh, those wire coat hangers you always get with your dry cleaning. They infiltrate every room in the house, but if you put them into the trash they take up landfill space and take years to decompose. Try the reuse solution, give them to charity stores or back to your dry cleaner. A tip would be to keep one in the car trunk, just in case keys get locked into a car and you can come to the rescue.

Have a desktop computer lying around feeling abandoned while you surf on your newest laptop? With a little imagination and a throw it can become a bedside table, or a step up to those hard to reach corners. Again charities are often willing to take them off your hands and either reuse or dispose of them safely. Then again you can also benefit by looking for offers of trade-ins on your old computer when you buy a new one.

We all know that pouring any types of oil down the drain is harmful to the environment (and your plumbing). But then who always wants to play “hunt the tin or jar” in order to dispose of that oil correctly? So here’s a new idea for cat litter, pour the oil over some litter, put it into a second bag and there it goes to the garbage.

Oh my, the space that I’ve gained in my apartment! I’m on my way to minimalistic living and you can be too.

So, as you can see, going green can be easy, it doesn’t have to have you seeing red.

Who do you turn to when you want the best advice on how to live in an apartment and enjoy the experience? Jeff that’s who. He’s average Joe with an odd-looking goatee and a passion for life and people.

His mission as managing Partner of Apartment Home Living is to help you find the perfect apartment for you. An apartment that focuses on your needs and individuality, not only on preferred locations and budgets.

CSU Stanislaus in Turlock, CA is going solar

January 28th, 2009 by AllStudentRentals.com

The sun’s energy will generate some of the electricity used at California State University, Stanislaus as part of a statewide project designed to benefit the environment and reduce power costs.

CSU Stanislaus is one of 16 California State University campuses scheduled to have solar-generating equipment installed that will deliver zero-emission renewable energy directly to the campus at rates expected to be less than currently paid.

The Turlock-based university is finalizing contracts this month with SunEdison that call for installation of the photovoltaic system to start this summer. The project will include solar panels mounted on canopy-style structures in the parking lot areas on the west side of the campus as well as on the roofs of Bizzini Hall and Vasché Library. The roof projects are expected to be completed and generating energy by this fall.

Under consideration for additional solar panels is the roof of the original Science Building, which is scheduled for renovation in the next two years. Other sites could be added under the same agreement over the span of the five-year contract, according to university officials.

“The university will receive lower-priced energy from this project while participating in a partnership that benefits our state’s environment and expands CSU Stanislaus’ status as a green campus,” says President Hamid Shirvani.

Estimated costs for the power are projected to be about 7.49 cents per kilowatt hour escalating at 2 percent per year compared to current power rates that are increasing this year to an average of 10.8 cents per kilowatt hour, the university says.

SunEdison will finance, build, and operate the solar energy systems. CSU campuses will purchase the clean solar energy at prices equal to or less than current retail rates.

Online Rent Payment Convenient for CSU Chico Students and Landlords

January 28th, 2009 by AllStudentRentals.com

With the implementation of the PayLease System residents at Nord Gardens in Chico, CA are now able to pay rent online. With online bill pay, apartment managers can accept payments for rent, utilities, application fees or deposits via electronic check or credit card. Online rent payment allows managers to lower delinquent rent and reduce float and transaction expense; it allows for quicker response time to bounced checks and fewer trips to the bank (which means site staff will be spending more time on the property); and because online rent payment can reduce the expenses and hassle related to rent collections, payroll expenses can be utilized more efficiently. The result is a process that is more convenient for residents while drastically reducing the time and cost of rent collections on everyday lives. The information superhighway allows us to access goods and services ranging from clothes and groceries to plane tickets and hotel rooms. The Internet has become the number one paid advertising source in the rental industry, so it should come as no surprise that more and more residents are looking for easy and convenient methods to pay rent online. In 2005, SatisFacts Research, a leading multifamily research firm focused on resident satisfaction and retention, surveyed 951 residents across 71 properties in 16 states to determine resident preferences regarding automatic credit card rent payment services. The objective was to assess the impact of such a program on resident behaviors such as retention, leasing and satisfaction.  The research results showed that the ability to pay rent with a credit card would have a significant impact on resident retention, future leasing behavior and resident satisfaction.

Renters Insurance for Student Rentals and Apartments

October 28th, 2008 by AllStudentRentals.com

Do you have renters insurance? If you don’t you might want to think about getting it. It’s cost effective and can provide added security for student housing and off-campus housing. Here are a few myths about renters insurance:

It’s cool — my landlord’s covered. In most cases, a landlord’s insurance covers only structural damage to the building itself—and many landlord policies don’t even go that far if the damage is caused by a tenant. If you leave the tub running and it turns your floor into cardboard and dribbles downstairs, damaging your neighbor’s couch, you may be liable. If your building went up in flames, your landlord’s coverage would include repairs, but only to the building, not to the possessions of tenants.

It’s out of my price range. Is $10 to $20 per month too much? Renters insurance is really inexpensive, here are some providers, call them and get a quote or get a quote online:

I’m in a great building, and I’m not worried about security. Renter’s insurance extends beyond on-premise theft and hazards. If your suitcase is stolen while you’re on vacation, you’ll likely be covered. Same with property stolen from your car. If you’re prone to barroom brawls—well, you might need more help than renter’s insurance, but you’ll probably be covered if you hurt someone. Speaking of injuries, you’ll also likely be protected if someone slips and sprains their ankle at your annual dance-a-thon; you may even receive compensation for legal defense costs in the case of a lawsuit.

My stuff isn’t really worth much. You might be surprised at how quickly all those books, CDs, and kitchen appliances add up. According to StateFarm.com, most people own more than $20,000 worth of property.

Coverage for your personal property may include losses caused by:

  1. Fire or lightning
  2. Weight of ice, snow or sleet
  3. Explosion
  4. Aircraft and vehicles
  5. Smoke
  6. Sudden and accidental tearing or bulging of heating or cooling systems
  7. Windstorm or hail
  8. Theft
  9. Riot or civil commotion
  10. Falling objects
  11. Vandalism or malicious mischief
  12. Sudden and accidental water discharge from plumbing or appliances
  13. Freezing of plumbing systems

College students are one of the biggest groups of people that have renters insurance. This is because college students usually do not own their homes and are not usually able to do so. Therefore, they are able to be renters, and this means that they are able to get renters insurance.

There are several ways that college students can get renters insurance. One of the things that they can do is make sure that they are buying renters insurance term by term. It is important to remember that most college students live their lives term by term. Each January and each September marks a new chapter in the life of a college student. Therefore, it only makes sense that the college students are able to get their renters insurance term by term.

Term by term renters insurance is something that you can do for college students. This allows them to be able to readjust their renters insurance with each term of school. The reason that this is a good idea is that each term can be different for a college student. Sometimes students go to different towns or different schools for some of their schooling. Therefore, one semester they might be living in a place that is much more prone to robbery than the semester before, and this means that they might want to readjust their renters insurance to cover them a little bit better. It is important that they are able to do this because they can make sure that each semester they have the exact coverage that they need for their belongings.

When a student is doing a term by term renters insurance program, it is important that they are able to look at the different parts of the semester and what their needs will be. The term by term renters insurance works best with a student who is able to take responsibility for doing this each semester, because it means that they will have to do paper work and renew their renters insurance each time they start a new term at school. This is something that is important to remember. If a student forges to renew their renters insurance, they might not be eligible to cash it in if something happens to their belongings. Therefore, it is important that if a student decides to do term by term renters insurance they are responsible enough to do this each semester.

When it comes right down to it, it is important that students are able to get term by term insurance as well as they can and are able to be responsible. You want to be sure that you are able to take care of this and that you will use it in the same way as the regular renters insurance. You want to be sure that you are keeping track of the items that you have in each of your rental properties. Be sure that you keep very close track of what you are doing with your belongings and what you have in each home.
